Existing Home Sales Remain Strong Going Into the New Year

The NAHB reports that sales of existing homes continue to be strong through November of this year.  These numbers are up from the previous month of October and the statistics show that sales of existing homes are way up from this time last year.  Almost a third of the buyers were first time home buyers, another third being cash sales and a small portion going to real estate investors


The inventory of homes available has dropped from last month to a 4.8 month supply.  Down almost half of what it was last year.  Home buyers are gaining confidence in the growing economy. These indicators are strong in supporting a continuing economic growth and recovery!

Carol Jacobs on Right-Sizing Her Home: 'It's One of the Best Transitions I've Ever Made'



Main Line resident Carol Jacobs knows all about transition. For over 14 years she’s been the Director of College Guidance at Bryn Mawr’s Jack M. Barrack
Hebrew Academy, where she assists high school students with the college process, from visits and applications to decisions. But three years ago she made her own change - rightsizing from her large house to a new home at Athertyn. From travel and beach time to grandchildren, she’s now free to spend her days off doing what she enjoys most. Read on for her story:








What made you consider moving to a lifestyle community?

After caring for a large home longer than I needed
to, it was time for a change. I was spending so much
time doing household chores and yard work when I
could have been pursuing my own interests. A big
house wasn’t the best lifestyle for me since I regularly
spend weekends in Avalon and both of my daughters
are grown.


After exploring your options, what made Athertyn the first choice?

Charlie and I looked at everything — ranch homes,
apartments and other condominiums — but
nothing compared to the beauty, spaciousness and
surroundings that Athertyn provides.


When researching housing options I attended
an Athertyn homeowner event and realized all
the preconceived notions I had about a lifestyle
community — the kind of people I would be living
near — were inaccurate. We met people of all ages
who were vivacious, active and interesting. Meeting
our future neighbors made a big difference!


What do you love most about living here?

I’m focusing on enjoying life. When we first moved
in a beautiful white snow had fallen. Instead of
shoveling the driveway, I put on my boots and went
for a hike with one of my new Athertyn neighbors.
It was gorgeous. Because yard work is taken care
of, my time is spent tending to our tomato patch
in the community garden. I enjoy sitting outdoors
on the terrace and hearing the faint noise from the
Reserve’s playing fields — it adds a sense of vibrancy.
And when my granddaughter visits, we walk to the
fantastic new township playground, where there’s
lots of room to run around and play.


What was the transition like, balancing a full-time job and a move?

When you’re downsizing, it’s a process and there are
a lot of decisions to be made. But moving within the
same neighborhood made it easier. And once we
arrived, we settled into the lifestyle immediately. The
week we moved in people were showing up at our
door with meals they had made for us! I would tell
anyone to attend social gatherings at Athertyn before
moving in — getting to know some of the neighbors
beforehand makes the transition that much easier.




Which Athertyn amenities do you appreciate most?

I enjoy attending the Enrichment Series programs
and monthly gatherings. Everyone is so warm and
welcoming; it’s great to chat with people from so
many backgrounds.

The fitness center is so convenient! No matter the
weather, I can zip over to meet my personal trainer
or for a yoga class. The yoga instructor is fabulous
— she challenges us to keep focused, but she’s
cognizant of the fact that most of us are over 55. I
enjoy keeping in shape and also frequently use the
trails for walking. And, the Clubhouse is the perfect
space for entertaining; I recently hosted a baby
shower there.


What are the advantages of an Athertyn home?

There are so many benefits to the homes here at
Athertyn. Like the fact that I never hear my neighbors.
And the layout! The great room is fantastic for
entertaining and easily seats 12 for a dinner party.
We have a corner residence that provides lots of light
from different directions. Yet, it takes very little air
conditioning to keep things cool.

There’s all the privacy in the world, but you can still
look out the window and see people coming and
going. People at Athertyn are very friendly, open and
diverse. They’re from different backgrounds, jobs
and ages. We enjoy going out to dinner with other
couples; our conversations are always interesting.


How were you able to achieve your vision for your home?

When we moved into our home everything had
already been retrofitted beautifully. I appreciate
the gracious archways, custom woodwork and that
each room has its own unique design. We added a
custom built-in in our dining room to store linens
and china. It was enjoyable to start fresh and choose
where to display our favorite paintings and antiques.
Everything found a place in our home. In fact, the
only new purchase we had to make was a rug.


How has your life changed since moving to Athertyn?

Now I’m spending my free time doing what I love,
from photography and volunteer work to beach
weekends. Most importantly, I feel comfortable
‘lock and leaving’ when I visit my children and
grandchildren, or take a trip abroad. This summer
we spent three weeks in Scandinavia and Russia and
not once did I worry about our home.


And all that is wonderful about life remains. I’m in
the same neighborhood; have my fulfilling job and a
great circle of friends. All that has changed is that I
now live in a beautiful new home, with little upkeep.
Life here at Athertyn really is simplified...It’s one of
the best transitions I’ve ever made.

Experts Say Housing is Back for Southeastern Pennsylvania

After predictions last year that the housing market would return, and many non-believers said that it would not happen due to a glut in foreclosed houses, they were proven wrong and the housing market is definitely back and doing well.  Forecasters at Forbes predicted this would happen and it came true.  Single-family home sales started climbing last October and have continued to do so.

Economic Growth Spurring Delayed Buyers


Now that the prices of homes have bottomed out, buyers who were delaying a purchase are searching seriously to buy a new home.  They are realizing that holding out, looking for a better deal, is less likely going to happen.  The jobless rate is slowly declining and has fallen below 8% for the first time in a long while.

The Housing Glut Never Materialized


The bulk of the foreclosed homes that glutted the market have been bought up by investors who have converted the properties into rentals for a large return on investment.  So the glutted market that was foreseen by many, never materialized.  Now, home buyers actually looking to live in the homes are turning to buy homes on the market vs. those in foreclosure.  The Case Shiller Home Price Index shows that home prices are also on the rise, so more and more buyers are rushing to take advantage of the low prices while they still can.

A Good Time for Home Buyers and Sellers


Home buyers and sellers are benefiting from the current state of the market.  Buyers are getting a good deal with some of the lowest prices ever seen in Southeastern Pennsylvania and sellers are benefiting because there are now a growing number of seriously interested buyers.  It is a win/win situation for all as the housing market continues to thrive. 

Although, unfortunate for many, the unforeseen damage caused by Hurricane Sandy, could be a deciding factor for those contemplating moving away from the shore and moving further inland and into the Southeastern Pennsylvania region where homes are less likely to take the brunt of ocean going storms.  Those doing so will be looking to buy or purchase a new home.

Interest rates are at an all time low, much lower than experts have ever seen.  This is another factor that is fueling the buying spree that housing shoppers are going through.  Many are taking advantage of these low rates and reaping the future benefits of a lower mortgage payment.

Athertyn Pursuits Fall-Winter 2012-- Making the Lifestyle Move

"If not now, when?" That's a common refrain we hear when visitors to Athertyn contemplate living here. They've come to the delightful realization that the right move could enable them to follow their passions more fully. That’s precisely how prominent Philadelphian Eliana Papadakis felt when she decided to move to Athertyn. Here is an excerpt from a recent interview with Eliana in which she shared her motivations and personal experience on making the lifestyle move:

What motivated you to move to a lifestyle community?

At this point in my life, managing a big house was out of the question. Athertyn has allowed me to right-size to a more convenient home — a condominium that fits all my favorite possessions, without the responsibilities of a large home. At Athertyn, I’m set-up for success. I have the freedom to pick up and go, with the knowledge that everything is secure within my domain. Especially as a single woman — Athertyn is a safe place where I can come and go as I please.

Why did you choose Athertyn at Haverford Reserve?

In addition to being the newest option in the area, Athertyn offers privacy, which is very important to me. I’m able to relax on my terrace and look onto a beautiful, wooded landscape that will never be developed. My home here is just a different scale of how I lived before, without the maintenance that my former house imposed.

What was the transition like, downsizing from a large home?

Other than the actual move itself, not much has changed. I'm still in close proximity to my friends and family. I’m actually closer to downtown Philadelphia than I was before — I can make it there in 15 minutes. And I’m still within my neighborhood — I even use the same dry cleaner.

Do you still have privacy in a lifestyle community?

Before I moved to Athertyn, my concern was lack of privacy, but it’s just the opposite. The buildings are built with steel and concrete — they’re solid. You don’t usually see anyone or hear anyone, Eliana Papadakis and Athertyn at Haverford Reserve residents socialize
unless you choose to. Sure, I can easily stop by and visit somebody, but here you have the option to be left alone if you so choose.





How would you describe the Athertyn community?

We are a very diverse community. Residents come from all different walks of life. Some individuals are still working and others are retired. It’s a unique group of professionals and intellectuals. And, it’s very social — many people do call each other up and go out to dinner or a movie.

Any advice for those thinking of about a lifestyle community move?

Put your energy into doing the things that delight you…what you couldn’t do before because you had to cut the grass or call the repairman. My philosophy is to be optimistic and make the best of what the world has given me. Make the decision to move and do not look back. Move forward — now is your time to live and do what you’ve always dreamed of.

4:30: Celia Pardue, RN, LMBT & Advanced Master Medicinal Aromatherapist will do a brief discussion on the healing benefits of essential oils in a therapeutic massage session. She will discuss her journey with the plants & the many lessons that they are here to teach us. You will also get an opportunity to experience an essence personally.

5:00: Bill Frawley, “The Running Place”, we recognize that people have very different foot types & bio-mechanics. We also know that there is a great variety of shoes out there that provide different fits & different types of support. Our goal is to find footwear that will fit your foot properly & function well with your bio-mechanics. We will talk about some of those differences in footwear, & what you should look for when shopping for new shoes, including how
certain shoes will benefit different foot types, & how to properly judge the fit of a shoe.

5:30: Joe Van Thuyne, welcome you to join a 15 minute warm-up exercise session. It is very important to properly warm-up to prepare your body for exercise, in order to reduce chances for injuries. Joe will show you proper breathing, self-massage through the use of a foam roller, as well as lead stretching, & strengthening exercises to activate joints & muscles. Joe holds certification from the National Academy of  Sports Medicine in Personal Training & Corrective Exercise, as well being a Prankriya Yoga Teacher. Joe will be available during the Health Fair to conduct biometric measurements & to answer any fitness questions that you may have. (Feel free to wear your exercise clothes & bring a floor mat if you have one)


6:00: Carole DeJure, “Yoga & The Baby Boomer,” join me in learning that Yoga is a powerful tool for positive transformation. Transformation begins by practicing yoga postures that can be modified to honor your body. The yoga postures will encourage your attention to shift to the present moment. Practice, pay attention and evolving transformation will lead to enhancing wellness.

6:30: Chris Conway, owner of “Great Earth Vitamin Co.” in Wayne, retailer of nutritional supplements, including weight control, cardiovascular health  and more. Natural remedies for chronic disorders and ailments.

7:00: Evelyn Tejeda, homeowner at Athertyn, will speak on “Body Mechanics”

Actress and Author Tina Sloan Featured in the Athertyn Enrichment Series

The Athertyn Enrichment Series’ latest featured guest, actress and author Tina Sloan, delighted the audience with her show “Changing Shoes”. 

Tina's personal stories of transformation from screen star to grandparent entertained and inspired those who attended. Guests had the opportunity to mingle with Tina after the show.
